THE SILVES HERITAGE PROJECTQuinta Terra

A 103-hectare estate in the heart of historic Algarve, set to become a luxury residential and hospitality destination.

Land of this scale, minutes from the most sought-after coastline in Southern Europe and anchored to a heritage town, no longer comes to market. The project could bring together, on one estate, a five-star hotel, a destination wellness offer, an 18-hole golf course and around one hundred private villas, within a structure to be refined with the investor.

01 · The essentials

The fundamentals of arare investment opportunity

In Silves, at the heart of historic Algarve, Quinta Terra brings together the rarity of a 103-hectare estate, the strength of a recognised heritage setting and the ambition of a low-density luxury destination. Between hospitality, wellness, golf and private villas, the project offers a calmer, more cultural and more landscape-driven alternative to the beachfront Algarve.

The project

Quinta Terra is the commercial expression of a 103-hectare estate in Silves intended to become an integrated luxury destination combining hospitality, wellness, golf and private residences. The scale allows the opportunity to be read as a full destination, not as a single building or isolated resort asset.

The thesis

Value comes from the rarity of the land, the identity of Silves and the combination of several assets that reinforce one another on a single site. Hotel, wellness, golf and villas create several routes to value creation and reduce dependence on one revenue source.

The positioning

The alternative to the beachfront Algarve: space, heritage, calm, longer stays and an international clientele with high spending power. The project speaks to investors looking for a differentiated premium address, close to the market but away from saturated coastal density.

The framework

Approximately 45,000 sqm of buildable area within a 103-hectare estate, combined with an 18-hole golf course, creates a powerful platform while leaving room for the investor to refine the final mix, operating model and delivery route.

02 · Positioning

Portugal, Algarve, Silves

The project is best read from the widest scale to the most precise one: Portugal provides the frame of a safe, stable European destination open to international demand; the Algarve brings the depth of an established leisure market; Silves adds the rarity of an inland, heritage-led and landscape-driven address.

At country level, Portugal brings several qualities that matter for a residential and hospitality destination: stability, safety, a mild climate, air connectivity, quality services and growing appeal for longer stays. It is no longer read only as a tourism destination, but also as a lifestyle base for European and international clients.

At regional level, the Algarve gives the project its market depth. The region combines international recognition, recurring foreign demand, an established golf culture and direct access through Faro. The opportunity is not to reproduce the beachfront model, but to offer a calmer, larger and more qualitative alternative within reach of the same demand basin.

At local level, Silves creates the difference. The town brings together the Arade, the medieval castle, the old centre, agricultural landscapes and a strong cultural memory. This gives Quinta Terra a real anchor: a destination able to speak about heritage, nature, long-term ownership and quality of stay without relying only on the seaside image of the Algarve.

03 · The land

Land the marketno longer produces

The starting point is a 103-hectare contiguous estate in the Silves area, with approximately 45,000 sqm of buildable area to be structured within a much larger landscape. That ratio is central: the value is not created by filling the land, but by using scale to protect distance, views, relief, vegetation and silence.

The estate sits within the Algarve's demand basin while remaining away from its coastal density. Faro international airport, the A2 motorway to Lisbon and the main seaside resorts remain accessible, but the address is inland, calmer and tied to the Arade valley and the former capital of the Algarve.

This is the investment logic of the site: a rare land platform capable of hosting hospitality, wellness, golf and low-density residences without losing the qualities that make the address desirable. The buildable envelope gives the project substance; the 103 hectares give it character, scarcity and long-term pricing power.

Three rarities

Scale

103 hectares allow very low density, real distance between residences and a landscape that remains the estate's first asset.

Identity

Silves brings a history, a name and a cultural depth that no purpose-built resort can buy.

Combination

One site hosts hotel, wellness, golf and villas: each component increases the value of the other three.

Concept of destination

Four components.One destination.

The destination concept is built around four complementary components. The contemplated allocation remains adaptable within the buildable area: the investor may refine the balance between hotel capacity, villas, wellness, golf, services and operating model.

Five-star hotel

The hospitality anchor would set the level of service, carry the destination internationally and provide the operational spine of the estate. The brand, management or operating structure would be defined with the investor and specialist partners.

Destination wellness

A wellbeing offer conceived as a reason to travel in its own right: preventive health, restoration, longer stays and retreat formats. It broadens the clientele beyond golf and beach and helps smooth seasonality.

18-hole golf course

A PAR 72 course to international standards, integrated into the relief and Mediterranean vegetation. The golf concept is framed from the outset around water management, reuse, reasoned irrigation and climate resilience.

Around one hundred private villas

Luxury residences set within the vegetation, at a distance from one another, connected to the services of the destination. The final villa mix can be refined according to investor strategy, market depth and operating model.

Today → Tomorrow

TodayTomorrow

The estate is today a large agricultural and natural landscape. The ambition is to shape a controlled, low-density destination where buildings remain subordinate to the terrain, biodiversity is protected, water is managed responsibly and future operations are designed with energy efficiency, landscape integration and long-term resilience in mind. Value is created in that transition from land to destination: a project able to combine real estate desirability, environmental discipline and a credible ESG trajectory.

04 · Value creation

Several value drivers,one project

The project does not rely on a single exit route or a single asset class. It combines operating income, residential absorption and progressive land value creation. The economic logic is built through the sequencing of components: the destination becomes more legible, demand becomes easier to qualify and each delivered asset improves the value perception of the next one.

Hotel

The hospitality anchor sets the service standard, supports international positioning and creates recurring operating income through rooms, food and beverage, events and branded services.

Villas

The residential component converts the destination's reputation into sales value. Low density, landscape views and access to hotel services help defend pricing and absorption over time.

Golf

Golf extends the season and creates a reason to visit beyond summer. It also structures the masterplan, improves plot desirability and supports premium positioning for adjacent villas.

Wellness

Wellness increases length of stay, broadens the audience beyond golf and beach, and supports higher daily spend through treatments, retreats, prevention and long-stay programmes.

Services

Restaurants, sport, events, nature experiences and estate services create additional revenue lines while making the destination active throughout the year rather than only during peak season.

Land

The 103-hectare estate is the underlying platform. As permissions, infrastructure and operating anchors are clarified, the land moves from raw potential to a priced destination asset.

05 · Silves, landscape and responsibility

A territory that gives the project its valueand that the project preserves

Silves is not a neutral backdrop. The town grew through the Arade River, a route of trade and movement since antiquity, and reached its golden age as Xelb, one of the great Muslim cities of the Garb Al-Andalus. Its red sandstone castle, cathedral, medina, poets, markets and agricultural valley give the estate a depth no new resort can manufacture. The ambition is therefore simple: build value by protecting the very landscape, water systems and cultural memory that make the destination desirable.

Xelb, cultural capital

During the Islamic period, Silves was a political, commercial and cultural centre, associated with philosophers, poets and refined urban life. The project can draw from that memory without pastiche: hospitality, gardens, shade, stone, water and quiet courtyards as contemporary signs of place.

A living heritage town

The castle, cathedral, archaeology museum, medieval fair, local gastronomy, wines and citrus landscape keep Silves active beyond a postcard image. This creates a narrative that is real, visitable and commercially useful for a destination aimed at longer stays.

Landscape as the first luxury

Low density is not only a planning choice; it is the core premium gesture. Preserved views, distance between villas, native planting, restrained architecture and Silves-inspired materials allow the built programme to remain secondary to the terrain.

Water, biodiversity and use

The Arade is treated as a natural corridor, not as a construction frontage. Responsible irrigation, reuse, habitat protection, open land and birdwatching areas make the environmental approach part of the guest experience and of the estate's long-term value.

06 · Invest

For long-term capitalwith a destination mindset

This opportunity is best read by investors able to work with time, land and destination logic together: secure the site, refine the programme, select the right operators and allow value to build through execution quality rather than density.
